Basics

What is Final Building Reports?

Final Building Reports is an independent platform that lets buyers access a recent building report or request a new inspection. Reports are published as issued and shared unchanged.

How do I know if a report exists for a property?

Search the address on Final. If a report exists, you will see a summary and the access fee. If not, you can request a new inspection.

Do I need an account to search?

No account is needed to search. You will need an account to purchase or download a report.

What if I cannot find my address?

Double-check the address format or contact support. If no report exists, you can request an inspection and we will add the report once completed.

Trust and independence

Why the reports are reliable

Why should I trust a report I did not commission?

Final reports are prepared by accredited inspectors, sealed, and delivered unchanged. They follow NZS 4306:2005 standards and include reliance for all buyers.

How is Final independent from agents or sellers?

Inspectors are vetted and have no stake in the property transaction. Reports are published as issued and cannot be edited or selectively shared.

What if the report misses something important?

Reports are backed by the inspector's professional indemnity insurance. If an error is identified, an official addendum is issued and all parties are notified.

Can anyone edit or remove a report once it is published?

No. Reports are digitally sealed. If a correction is needed, an addendum is added while the original remains visible.

What is covered

What does a Final report include?

Reports cover structure, roof, exterior, interior, moisture readings, and key services with photos and recommendations. Scope follows NZS 4306:2005.

Is the inspection invasive?

No. Inspections are non-invasive and do not require opening walls or moving fixed structures. Reports describe the property as observed on the day.

Does it include pest or meth testing?

Pest and meth testing are not included by default. If you need them, request add-on services when ordering an inspection.

How long is a report valid?

Reports reflect the property on the inspection date. Most buyers use reports within a few months, but always review the date and current condition of the property.

What you pay and what you get back

How is the access price set?

Access prices are a fraction of the original inspection cost. Pricing is shown before you pay so you can decide with confidence.

Do I get credit if I later order a new inspection?

Yes. If you access a report and later order a new inspection through Final for the same property, your access fee is credited.

Is there a subscription or membership fee?

No. You only pay for reports or inspections you request.

Can I get a refund if the sale does not go ahead?

Access fees are generally non-refundable. You still receive the report value without paying for a new inspection.

Why would a seller list a report on Final?

Listing a report builds buyer trust and reduces duplicate requests. It can also reduce the seller's net cost when multiple buyers access the report.

Can a seller pay to give buyers free access?

This is possible for some campaigns. Contact us and we can arrange seller-paid access.

Do agents accept Final reports?

Final reports follow NZS 4306:2005 standards and are prepared by accredited inspectors, making them suitable for negotiations and due diligence.

What if there are conflicting reports?

Differences are usually due to scope or timing. Final reduces this by publishing a single report that everyone can rely on.

Ordering a new report

How fast can I book an inspection?

Most inspections are scheduled within 1 to 3 business days, with report delivery in 24 to 48 hours after inspection.

Can I attend the inspection?

Yes. If you order a new inspection, you can usually attend and ask questions on-site.

What areas do you cover?

Final currently serves major New Zealand regions. If we do not cover your area yet, we will let you know during the request process.

Do you handle commercial properties?

Final focuses on residential properties for now. Commercial inspections may be added later.
